“Supply of affordable housing almost halved in 2019” | NOW

The range of affordable owner-occupied properties is almost halved in 2019, writes Dynamis on Thursday. The broker network calculated that the supply of affordable homes – homes of less than 250,000 euros – decreased in 2019 from 22,000 to 13,500 homes.

According to the broker network at the end of 2019, three quarters of the available housing supply was more than 250,000 euros. These homes cannot be paid for households with an income that is lower than 50,000 euros per year, says Dynamis.

On the other hand, home seekers in the higher segment have the homes for sorting out, because a large part of new construction is only affordable for people from higher income groups. According to Dynamis, five out of six new-build homes entered the market for more than 250,000 euros. These homes are often more expensive due to the larger size and higher construction costs of new-build homes.

However, Dynamis does not think that building smaller and therefore cheaper houses is the solution for the declining number of cheaper houses. The broker network says that traffic flow will ensure “a chain of relocations”.
