-Aengevelt has been experiencing tension in the Dresden office market for a long time due to stable sales figures and, above all, too little new construction activity.
There are currently some larger projects such as B. the new Technical Town Hall with 40,000 m², the new headquarters of the municipal utility DREWAG / ENSO with 20,000 m² and the “Annenhöfe” planned by TLG are already being implemented. However, their completion can be expected in two years at the earliest. In fact, the office market now needs modern and, in particular, freely available space for an adequate expansion of the offer.
Even if some investors have promising projects in their drawers: In the next five years, with a completion of only approx. 80,000 m² to be expected. That is not enough to relax the market! Especially since part of it is already reserved today.
Therefore, in view of the need for larger, contiguous areas, the new edition of an “office space concept” initiated by the city is to be welcomed. The aim is to get an overview of the existing space, the vacancy rate and possible inner-city locations where new space can arise in the future. In view of the long planning and lead times, the latter is particularly interesting for owner-occupiers. Because tenants rarely commit themselves so early. In order to implement new construction projects, however, a high pre-marketing rate is still required.
