In Eschbach near Freiburg, the Hamburg project developer Ixocon is realizing an approximately 18,500 square meter production and warehouse property. The tenant and user will be Avnet Embedded (Freiburg) GmbH (formerly MSC Technologies Systems GmbH), brokered by Logivest, which has concluded a long-term lease.
On Thursday, May 5th, 2022, the ground-breaking ceremony for the new production facility was celebrated on the approximately 33,000 square meter site in the Breisgau industrial park in the presence of representatives from politics and business. By the spring of 2023, a production hall of around 8,000 square meters, around 7,200 square meters of storage space and 3,000 square meters of office and social space according to the BEG 40 standard are to be built here.
“Our goal is to develop an ecologically outstanding property here, with our main focus being on energy efficiency. Especially in the uncertainties of the Ukraine war, resource-saving handling and the greatest possible independence are more important than ever,” says Thomas Stricker, authorized signatory at Ixocon.
Sustainability begins with the building envelope. The outer walls have above-average insulation according to the BEG 40 standard, and thermal bridges are specifically avoided in the gates. A photovoltaic system will also be installed on part of the roof of the hall to cover basic requirements. In order to strengthen the local flora, native trees are planted. These are intended to improve the climate and appearance of the area.
One of the ecological highlights will be the heating and cooling of the building. This takes place throughout the property via a water heat pump system in the floor area. For this purpose, two wells are drilled on the site so that the energy from the groundwater can be used. Another factor for increasing energy efficiency is the use of waste heat from the production machines.
Intelligent lighting control and building control technology in the interior also help to significantly reduce the power consumption in the property. In addition, state-of-the-art technologies and sustainable manufacturing processes are used at the site in order to achieve CO2-neutral operation.
Nikolai Windhäuser, Managing Director of Logivest Stuttgart says: “Together with Avnet and Ixocon, we can implement many sustainable approaches in Eschbach and thus create not only ecological but also economic added value in the long term. The production property is currently unique in Germany with this construction standard.” Logivest acted in an advisory capacity for Avnet in the acquisition and selection of the property as well as the developer tender and will oversee the project as project manager until the tenant moves in. Bockermann Fritze and LIST Bau Nordhorn are realizing the property as architects and general contractors.
Particular attention is also paid to the employees and an attractive design of the workplaces. In addition, a high degree of flexibility in the office and production areas enables further growth.
