Special Mortgage Loan Demand Surpasses KRW 40 Trillion Amidst Discontinuation

[시티타임스=한국일반] The effective application amount for the special mortgage loan, a long-term, fixed-rate, installment repayment mortgage loan product, exceeded 40 trillion won as of the end of last month. It is interpreted that demand for the last loan has concentrated as news spread that the supply of the general type among special home loans will be discontinued.

According to Korea Housing Finance Corporation (Korea Housing Finance Corporation) on the 14th, the effective application amount for special housing loans as of the 30th of last month was calculated to be 40.5 trillion won (about 168,000 cases). This figure exceeds the government’s original supply target by 900 billion won.

By purpose of funds, repayment of existing loans accounted for 33.2%, purchase of a new home accounted for 60.5%, and return of rental deposit accounted for 6.3%.

An official from the foundry company said, “The effective application amount increased slightly in September due to the demand to apply in advance before the suspension of applications for general and temporary two-home owners.” He added, “The application demand has been stabilizing downward since October.”

As household debt has recently surged, special mortgage loans have been pointed out as a factor in the increase in lending, along with banks’ 50-year mortgage loans.

In addition, as of the 8th of last month, applications for special housing loans amounted to 37.6 trillion won, reaching 95.1% of this year’s supply target, and there was a consensus that supply should be focused only on the common people and those in real demand.
