solidarity housing, a win-win solution for owners and tenants

For households with modest incomes, finding accommodation at a reasonable price is often synonymous with an obstacle course. In Angers, a solidarity housing association acts as an intermediary and secures relations between private owners and tenants.

In the heart of Angers, Marc Blanquez recently rented an apartment of 45 m². It’s a new start for him: unemployed carer, he rents this accommodation for 500 euros, charges included.

Despite his modest income, he found this apartment in the private park thanks to l’association Soliha, a solidary real estate agency. A quick fix, while “the deadlines to obtain social housing are one year, two years, or even more”, explains Marc.

As for the owner, he benefits from a particularly attractive tax deduction, 85% less tax on his rental income, on condition of renting at an affordable price.

We realize that at the end of the year, there is a very high tax, which is quite normal. I prefer to give a tenant a low rent and not pay taxes. It comes down to the same thing: I have a social role, exactly the same as if I were paying taxes.

An intermediary between tenant and owner

The Soliha association plays the role of intermediary between tenants and private landlords, and thus secures owners who are sometimes cautious. “The association takes care of the inventory of entry, exit and all rental management. It also takes care of the guarantee of unpaid rents: if a tenant does not pay his rent for three months, a financial guarantee is put in place “, explains Stéphanie Robberechts, advisor at the solidary real estate agency Soliha in Angers.
