Single person needs more than 30,000 euros in savings to buy their first home

Single starters with an average income in Brabant need an average of 32,664 euros of their own investment to buy a first house of 60 square meters. This is apparent from the Eigengeldkaart of comparison site Independer.

However, there are major differences in the housing market within our province. For example, a single starter in Den Bosch, in addition to the maximum mortgage amount, has to cough up more than 86,129 euros of own investment to acquire an owner-occupied home of 60 square meters.

This makes a home buyer in the provincial capital the most expensive. Followed by Breda, where 84,915 euros of own money is needed. In Vught (75,577 euros), Eindhoven (69,476 euros) and Best (66,397 euros) bachelors also need a good deal of money.

The average annual income of a single person is currently 38,000 euros. To save tens of thousands of euros extra for a house is therefore a difficult, if not impossible task.

Still, ‘single modal starters’ are better off in our province than the rest of the Netherlands, believes Independer. Nationally, an average personal investment of 38,000 euros is required for a comparable house. This amount is separate from the maximum mortgage amount and overbidding.

Buyers over the age of 35 will require even more personal investment: they are not exempt from the transfer tax.

Overbieden
According to an Independer expert, outbidding is almost a matter of course in the tight housing market. That extra amount can usually not be included within the mortgage amount, so it has to come out of your own pocket.

“Strangely enough, you have to start saving for your own house now in your teens,” said mortgage expert Marga Lankreijer of the comparison site.

Sint Anthonis ‘most advantageous’
Buying a home seems increasingly reserved for single people with a wealthy family. But even without it, there are still chances of a house. For that you have to move to a municipality like Sint Anthonis. There, as a single starter with an average salary, you already have a chance of winning a first home if you have saved 4250 euros.

Also in Woensdrecht (EUR 4408), Landerd (EUR 4456) and Helmond (EUR 4457), starters need less investment for a home of 60 square meters.
