When we buy a property, we often tend not to recognize it. However, the amount of property tax varies greatly depending on the location. There are strong disparities between Nîmes, where it is very expensive, and Paris where it is quite low, as revealed by a study by Meilleurtaux.com.
From single to double
This can go from simple to double depending on the city. The average cost is 105 euros per month in the 20 largest cities in France, i.e. 4 euros more over a year, with fairly clear disparities and represents the equivalent of a little more than one additional monthly payment per year of credit. It is in Nîmes or Angers that you will pay the highest level of property tax, around 1,550 euros per year.
But, depending on the price of real estate and the amount of your investment, you could have the equivalent of one to two monthly payments per year, as is the case for example in Le Havre or Saint-Etienne. It is therefore necessary to anticipate it and even, why not, choose your future city according to this criterion, as advised by Maël Bernier, spokesperson for Meilleurtaux.com.
“Sometimes, four or five kilometers away, we see big differences linked to the companies which are present or not and which will therefore pay taxes”, she explains. “These companies are going to take charge of this property tax, which is one of the only taxes on which municipalities can rely to finance all the work and life of a city.”
The property tax has increased by 30% in ten years
Paradoxically, in Paris and in cities where real estate is very expensive, the property tax will be more reasonable. Although, in general, its amount has increased by 30% in ten years, according to figures from the National Union of Property Owners.
