Shipowner’s magnificent villa sold after price cut

Late last year, a property, which was described as “completely unique in Sørlandet”, was put out for sale for NOK 25 million.

The property is located on Kaldvell in Lillesand, and has a plot of over 21 acres. The building stock is also enormous – the main house is 574 square meters and was built in 1918.

There is also a large annex of over 250 square meters, with swimming pool, jacuzzi, spa area and exercise room.

When Børsen discussed the property sale in December last year, real estate agent Gustav J. Sædberg indicated that it could be relevant to take the property off the market this winter, if they did not get any sale.

And now the property is sold. It was Lillesands-Posten who first mentioned the sale.

– It’s sold. We can confirm that, says Sædberg to Børsen.

How much the property went for or who the new owner is, he will not comment.

The new owner can do it himself, according to NRK. The Stine Sofies Foundation is buying the property.

– We got the property for a price quote, says Ada Sofie Austegard, general secretary of Stine Sofies Stiftelse to The Friend of the Fatherland.

Thus, the luxurious villa will now house children who have been subjected to violence and abuse. Austegard tells the newspaper that they wanted to get the property because it is in great demand and that their waiting lists are being filled up.

– We wanted to secure the property in Lillesand to be able to give more children help, says Austegard.

Some upgrades must be made before the house is used by the foundation.

– The villa is a luxury villa from the 80’s. So we have to replace gold taps with something that is more child-friendly, says Austegard.

The purchase is financed by savings and gifts from donors.

Died abruptly

The sale of the magnificent property in Lillesand is part of the estate of the investor Andreas Ove Ugland, who died suddenly in March last year, 64 years old.

He was one of the sons of the shipowner Andreas Ugland, who was the main shareholder in Uglands Rederi from 1960 to 1996. Then Andreas Ove and his two brothers took over the father’s inheritance.

In addition to business operations, Ugland also operated an offshore boat race for several years, in recent years in the actual Formula 1 class, Class One, with the boat Jotun.

– Special property

The property in Lillesand was bought by Ugland in 1977, at a time when there was no residency requirement in Lillesand municipality. That residency requirement was first introduced in 1985, according to Fædrelandsvennen.

Ugland, who lived and ran his business from the tax haven Cayman Island, solved his residency obligation by having a caretaker live on the property for 25 years.

And now the property has finally been sold after a short year and a solid price cut.

– It is a special property, with a very large building mass and a large outdoor area. It is a property near the sea, but it is not by the sea. It is a fantastic property, if you can have that type of property, says Sædberg.

– It’s not like buying a normal detached house, and it also reflects the price.
