The Sharp Dunchon Foret (pictured) was in the midst of remodeling work to expand the existing Dunchon Hyundai Apartment Building for the first time in Korea. The existing 5 buildings (498 households) will be expanded in size and 3 new buildings (74 households) will be built, making a total of 8 buildings and 572 households.
According to the Housing Act, remodeling can increase up to 15% of the number of households in the existing complex. The Sharp Dunchon Foret filled its limit and prepared 74 households for general sale, and recorded a high competition rate of 93.1 to 1 on average in the first-priority subscription for general supply held the previous day.
Here, the proportion of general sales compared to the total number of households is about 12.9%. This is higher than most reconstruction complexes recently supplied in Seoul. Maple Xi (Sinbanpo District 4 reconstruction), which became a hot topic last February with a subscription competition rate of 442 to 1, had only 162 households (4.9%) for general sale out of 3,307 households, and Raemian One Bailey (Sinbanpo 3rd District), which is considered a major seller in the Banpo area of Seocho-gu ·Gyeongnam Apartment Reconstruction) also accounted for 244 households out of 2,990 (8.1%).
Seo Jeong-tae, chairman of the Seoul City Remodeling Housing Association Council, said, “As the number of mid- to large-sized complexes pursuing apartment remodeling increases, the number of general sales is also increasing.” He added, “In the next few years, remodeling complexes will account for a significant portion of the housing supply not only in Seoul but also across the country. “He emphasized.
Lee Won-sik, head of remodeling sales at construction company POSCO E&C, said, “More than half of the apartments in the metropolitan area were completed more than 20 years ago. We are revitalizing remodeling projects, which start the project earlier (15 years after completion) than reconstruction, to provide housing in the city center.” “We have to contribute to supply,” he said.
According to the Seoul Metropolitan Government, there are a total of 898 complexes (about 774,000 households) in Seoul that can be remodeled by increasing the number of households as of 2030. Director Lee said, “If remodeling is done by fully meeting the expansion limit (15%), a total of 116,000 new housing units will be supplied.”
Citing the effect on housing supply, Seorihyup is continuously requesting legal and institutional improvements, such as easing safety diagnostics for remodeling projects, from the government and Seoul Metropolitan Government. An official from Seorihyup said, “Apartment complexes built with a floor area ratio of 300% will choose remodeling rather than reconstruction. As 137 complexes in Seoul are currently undergoing remodeling, the effect of revitalizing housing supply will be proven.”
Meanwhile, the contribution that members of The Sharp Dunchon Foret must pay is approximately 260 million won per household. The construction cost is 6.7 million won per 3.3㎡.
