The sketch of the apartment reconstruction project in Apgujeong-dong, Gangnam-gu, one of Seoul’s ‘biggest reconstruction projects’, came out on the 25th. The plan is to create a high-rise complex with up to 50 floors and a specialized waterside space to transform it into a mini new city with a scale of 10,000 households.
On the same day, the Seoul Metropolitan Government held a briefing session for residents of District 2 and 3 of the special plan for the Apgujeong apartment district, and disclosed the draft of the rapid integrated plan.
According to the draft plan, the use of some areas close to Apgujeong Station among the reconstruction zones will be upgraded from ‘Type 3 general residential area’ to ‘quasi-residential area’. Accordingly, a floor area ratio of 200 to 500% can be applied to raise the building to around 50 floors.
The city shared the results of the simulation with the 50th floor that day, saying, “It is possible to go higher if creative design is reflected.”
District 3 is promoting a 70-story skyscraper, and other districts are expected to build more than 50 floors. The building closest to the Han River will be able to go up to the 20th floor as the existing 15th floor regulation is lifted.
The average floor area ratio of Apgujeong District 3 is 320%. This will increase the number of households from the current 4,065 to 5,810. Apgujeong District 2 is expected to increase from 1,924 households to 2,700 households with a 300% floor area ratio applied.
In addition, the city also announced its plan to create a specialized waterside space by designating the Apgujeong area as a leading district for the ‘Great Han River’, a project that Mayor Oh Se-hoon emphasizes.
A pedestrian bridge will be built to allow walking from Apgujeong-dong to Seongsu-dong, and a covered park will be built on the road in the section from the apartment complex to the Han River. The project cost of 250 billion won will be secured through donations.
