Seoul apartment prices turn downward for the first time in 29 weeks, nationwide apartment prices also fall for 2 weeks

[비즈니스포스트] Apartment prices in Seoul have declined for the first time in seven months.

According to data from the Korea Real Estate Board on the 7th, as of the first week of December as of the 4th, apartment sales prices in Seoul fell 0.01% from last week. Apartment prices have fallen for the first time in 29 weeks since the third week of May (-0.01%).

The Real Estate Agency said, “Apartment prices in Seoul have expanded due to uncertainty about the housing market, and cases of downward adjustment of listing prices have emerged,” adding, “The price has turned downward as intermittent transactions have occurred mainly in complexes where listing prices have been adjusted.”

When dividing Seoul by district, apartment prices in 14 districts in Gangbuk fell 0.01% from last week.

In Gangbuk-gu (-0.06%), prices fell mainly in the main complexes of Mia and Beon-dong, and in Dobong-gu (-0.03%), prices fell in the construction of Ssangmun and Chang-dong.

In Mapo-gu (-0.03%), house prices showed a downward trend, mainly in large complexes in Seongsan, Ahyeon, and Gongdeok-dong, and in Eunpyeong-gu (-0.02%), mainly in large complexes in Jingwan, Nokbeon, and Bulgwang-dong.

Apartment prices in 11 districts in the Gangnam area also decreased by 0.01% compared to the previous week.

In Geumcheon-gu (-0.06%), prices fell mainly in major complexes in Siheung and Doksan-dong, and in Gangnam-gu (-0.05%), prices fell in major complexes in Yeoksam, Gaepo, and Dogok-dong. In Guro-gu (-0.04%), house prices fell mainly in Guro and Sindorim-dong, and in Gwanak-gu (-0.04%), house prices fell mainly in Bongcheon-dong.

Apartment prices in the metropolitan area fell 0.01% from last week. Housing prices showed mixed trends by region, turning from flat to falling overall.

In the first week of December, Gyeonggi apartment prices were calculated to have decreased by 0.01%. In Jungwon-gu, Seongnam (-0.16%), housing prices weakened mainly in the original downtown of Sangdaewon and Eunhaengdong, and in Dongducheon-si (-0.10%), mainly in the outskirts of Songnae and Saengyeon-dong.

In Gwangju City (-0.08%), apartment prices fell mainly in Jangji and Tanbeol-dong.

On the other hand, in Hanam City (0.22%), house prices rose mainly in Gamyi and Mangwol-dong, and in Yeongtong-gu, Suwon (0.13%), house prices rose mainly in Iui, Ha, and Maetan-dong. In Anyang Dongan-gu (0.09%), apartment prices rose in Bisan and Pyeongchon-dong.

Incheon apartment prices fell 0.05%.

Jung-gu (-0.11%) showed weakness mainly in Sinheung and Unseo-dong, and Gyeyang-gu (-0.08%) showed weakness in small and medium-sized house prices in Hyosung and Jakjeon-dong. In Michuhol-gu (-0.08%), apartment prices fell mainly in Hakik and Juan-dong, and in Dong-gu (-0.07%), apartment prices fell mainly in Songhyeon and Manseok-dong.

In Bupyeong-gu (-0.06%), housing prices fell mainly in Bupyeong and Cheongcheon-dong, where supply was high.

In the first week of December, nationwide apartment prices fell 0.01%, showing a downward trend for two consecutive weeks.

By province, house prices in Chungbuk (0.07%), Gangwon (0.03%), and Jeonbuk (0.01%) rose, while Daejeon (0.00%), Gwangju (0.00%), and Ulsan (0.00%) showed a flat trend. Sejong (-0.09%), Busan (-0.07%), and Jeonnam (-0.05%) fell.
