A hundred years ago, Radlice was a small village outside Prague. Major construction did not start here until the eighties, but for a long time it was still rather a neglected part of the capital. This only started to change in recent years, when premium housing projects and extensive administrative complexes began to grow here. Another addition is the residential project Semerínka, the construction of which will begin this fall.
The developer company Crestyl is behind the new residential project, the construction itself will be provided by the company Metrostav. It will consist of four separate blocks, the height of which will be graduated in such a way that from the top floor of each of them there is a view of the valley of the city. According to the architects from David Chmelař’s studio, this, together with the immediate proximity to nature, is the main advantage of the project.
“Semerínka is unique in that it combines usually opposing benefits: easy access by metro and proximity to the center of the metropolis with untouched nature within reach. And the background of the house and its courtyards will also support community life and meetings.” says Viktor Peška, commercial director of Crestyl. Nature will play an important role in the project, which is what the involved landscape architect Petr Hodonický focuses on.

“In the project, we follow up on the surroundings in such a way that the same plants and trees seamlessly transition from the surrounding vegetation to the house itself, into its courtyards, gardens, roof terraces, and this not only affects the living atmosphere and feelings, but also creates a microclimate that is very important and in this day and age it coincides with the theme of permanent sustainability,” explains the architect.
As far as nature is concerned, the surrounding area really stands out. Not far from the project is the paddock of Převalský’s horse at Dívčé hrady, a twenty-hectare steppe plain that connects to Děvín, and the Prokopská údolí nature reserve is also a short distance from there.
The architects note that when designing the concept of the project, they had all geometric shapes in mind. The rectangular floor plan is softened by the rounded corners, which are meant to represent the symbol of the circle and appear with the same intensity in the interiors of the individual blocks of the building. The exterior constructions made of steel cables and the front garden are then inspired by the shapes of triangles and polygons.
The material and color solution will follow the existence of the former Walter Engine factory, which was focused on the production of cars and aircraft engines. The natural materials used will thus be used in their raw form, the facade will be clad with, among other things, weathered metals that will acquire an increasingly rusted patina over the years. Another material will be patinated copper, which can go up to turquoise tones.
Individual blocks have different heights
A total of 185 apartments from 1+kk to 4+kk layouts will be built in Semerínek. Most of them will be extended by loggias, apartments located at street level will have front gardens. Prices start at 4.8 million crowns and, in the case of the largest dispositions, reach almost 23 million. However, according to Ondřej Micka, press spokesman for Crestyl, there is a lot of interest in them: “We sold approximately ten percent of the apartments even before the building permit was issued, and many more are reserved.”
Semerínka – unlike most other projects – is being built by Crestyl all at once, so that its residents will not be disturbed by any other phases of construction after moving in. Technically, it is one building. The investment in the project, which has already received a building permit, amounts to 1.5 billion crowns and should be completed at the end of 2025. In the future, the long-planned second exit from the Radlická metro station, which would be located just a short distance away, should also be built in the locality from the new residence.
