The Board of directors from Sareb has approved the award to Hipoges and Anticipa-Aliseda of the services from management Y commercialization of one portfolio of real estate and loans for a value close to €25.3 billion.
The two firms had been shortlisted at the end of February to become the servicers of Sareb from July 2022. That will be the moment in which the contracts will come into force after the migration of the portfolios to each of the operators. Sareb intends that these contracts improve performance through a much more detailed definition of the resources that operators will dedicate to their portfolio. In terms of efficiency, this new model is expected to generate very significant savings for the company.
Of the total awarded, Hipoges will assume the management and sale of a global portfolio of 13,906 million euros. From them, 8,077 million correspond to unpaid promoter loans Y 5,829 million are residential real estate, land and tertiary assets to market in the retail market (individuals and companies).
For its part, Aliseda-Anticipa will manage assets for a total value of 11,379 million euros. 6,150 million euros are real estate of all types and 5,229 million, loans to the unpaid promoter.
Competitive process that began in 2021
With the awarding of these contracts, a competitive process audited by Mazars that began in 2021. This has been guided by the principles of transparency, independence and free competition. As part of it, Sareb has carried out extensive market research among the top 15 companies in the sector. The technical capabilities, experience and price offered by each of the candidates have been contrasted.
Hipoges and Anticipa-Aliseda will be in charge of managing loans and selling real estate in the retail market. For its part, the development of activities related to urban management processes, completion of stopped works and real estate development are not included in these contracts.. Therefore, they will continue to be executed through Serviland, Domo and Aelca -through the investee company Árqura Homes-, operators specialized in these areas selected by Sareb.
