VIENNA. We receive inquiries from customers from all over the world and are proud that that we were able to continue our successful course even in challenging times like 2023.” Many project developers have suffered greatly from the sharp rise in interest rates and construction costs, while at the same time private individuals have had fewer opportunities to obtain loans, which has led to a standstill in the last few weeks of 2023 and will continue to have repercussions in the first half of the year.

Giacomelli knows: “Adequate pricing and valuation of the properties that will be sold in 2024 are more important than ever. If the price meets the market and the target group, there will continue to be enough properties traded in Vienna.”

A highlight of the past year was undoubtedly the launch of the “private collection”, a selection and off-market sales line of particularly exclusive properties that meet the highest demands.

High demand for the projects in Vienna’s inner districts is particularly reflected in “Votiv La Nouvelle Maison” and “The Smith”. In both projects there was a high demand for the old apartments with Viennese charm. One of the last old apartments is currently still available.

Almost a third of the apartments in the urban residential complex “Quartier Neue Mitte” in the 3rd district have already been sold. The launch was in early 2023 and completion is scheduled for spring 2025.

Kristina Giacomelli particularly highlights the future project “Villa Verde” in Klosterneuburg. Six luxurious residential units are being built here, combining historical charm with modern comfort.

Leadership challenge
The expansion of the team led to new leadership challenges. Kristina Giacomelli explains: “Managing the employees requires careful internal organization. Because each of them needs individual support in order to look after our customers, achieve success and successfully convey the image of our company to the outside world. The employees are Sangreal’s business card .”

The company constantly networks with international real estate brokerage offices in order to understand other markets but also how colleagues around the world work and to inspire each other. This has already led to excellent business relationships, for example with Mallorca or Dubai.

Promising projects for 2024
Sangreal Properties gives an outlook for 2024 and presents new projects. “The Sixth Sense Residences” in 1010 Vienna, “La Bohème” and “The Artisan” in 1070 Vienna and “Eden & Ivy” in 1180 Vienna.

An additional highlight is a small, exquisite residential project near Vienna, on a well-known swimming lake with its own lake access.

Kristina Giacomelli underlines the importance: “All of our objects represent our commitment to the highest quality. We also work on the visualizations and develop attractive interior concepts for them.

We want to show our claim to uniqueness and exclusivity and set new standards.”

Outlook 2024
Sangreal Properties also plans to focus on advising developers and projects and further expand its services in order to continue its successful growth path. The desire to bring international flair to Vienna is at the heart of Kristina Giacomelli’s vision.
