Theoreim has invested in the operation’s first low-carbon office building located in the ZAC Urban’East.
Nexity announced on Thursday the sale to Theoreim of the first low-carbon office building of the New Forest operation, located in the heart of the Urban’East Park it is developing in Saint-Priest. The group recalls that it “is committed to the territory for a more resilient city, in a low carbon approach – the Group is in particular leader of the BBCA list of contracting authorities, for the 3rd consecutive year – and to reduce gas greenhouse effect (GHG).
“Brocéliande”, a 3,119 m² building
The office building, named Brocéliande, develops 3,119 m² of floor space and has 2 floors. It includes 57 outdoor parking spaces when 43 are semi-underground. It has more than 414 m² of accessible terraces. The floors go up to 1,100 m², with divisibility from 150 m². Among the targeted certifications and labels, the building is aiming for Greater Lyon’s sustainable office benchmark (RT 2012 -40%).
Urban’East thus offers 138,000 m² dedicated to tertiary economic activity. This program authorizes the construction of buildings for own accounts, as well as small and medium-sized rental properties on behalf of investors, mixed activities, offices and services. The New Forest operation, in the heart of Urban’East, will develop 24,000 m² in 9 low-carbon office buildings with a wooden structure.

The seller was supported in this transaction by the investment division of real estate consultancy NCT as part of a tri-exclusive sale mandate including NCT, Cushman & Wakefield France and Valoris Real Estate. He was also accompanied by Maître Claire Bochard, associate notary of SAS Bremens Notaires, whose office is located in 6e district of Lyon, with the participation of Maître Olivier Valard, Notary in Paris, assisting the buyer.
