The official topping-out ceremony for the four-part building ensemble in the Linz tobacco factory was celebrated on Wednesday. The shell has been completed and the dimensions and architectural vision of the project are now clearly visible. The highlight – the Qudarill Tower – rises 109 meters high. The structural implementation, with completion planned for the end of 2025, is being carried out by the Dywidag Bodner working group.

The shell of the four-part ensemble, consisting of the Boston, Memphis, Virginia and Quadrill buildings, has been completed. All employees involved in the construction came together at the traditional topping-out ceremony.

The project creates its own small district from which the surrounding area also benefits. “Around 1,000 jobs and 180 apartments make the area a booming pearl of creativity where living, living and working go hand in hand,” said Executive Vice Mayor Dietmar Prammer.

“With the completion of the shell and the gradual closure of the element facade on the tower, the Quadrill is increasingly taking shape. The new area is becoming more and more visible to the people of Linz. We are proud to be making a contribution to a new, open district,” says Thomas Bodner happily.

Dywidag managing director Gerald Höninger also emphasizes that “the achieved roof level underlines the excellent performance of everyone involved in the construction and brings us a big step closer to completing the project.”

A new urban space is emerging

“Thanks to the Quadrill, the tobacco factory is developing into a district with a diverse infrastructure. The newly created underground car park will make it possible to largely free the inner courtyard from stationary traffic and, together with the users, to transform it into a green oasis of well-being,” says the managing director of the Tabakfabrik, Denise Halak.

“The heart of the Tabakfabrik is the community. We are pleased that the community will soon become even larger and more diverse and that an area without property boundaries will be created in this district. We and the Bodner company see that the tobacco factory and Quadrill should become and remain one unit. “The growing together here happens on both a spatial and a human level,” adds Markus Eidenberger, Managing Director of Tabakfabrik Linz GmbH.

Total investment of 190 million euros

The four-part building ensemble is being implemented according to the plans of the architectural firm Zechner & Zechner ZT GmbH. “The building heights have been reached and the configurations of the four components are visible. The opening of the new quarter and thus the entire tobacco factory is already visible, as are the connections between the individual houses. We see this high degree of publicity as an important quality criterion for the project and are pleased that the plans have been confirmed in the building and that the extensive planning considerations have been worthwhile,” says managing director, architect Martin Zechner.

The total investment volume is 190 million euros. In addition to the hotel (9,000 m²), there is a sky bar and a sky restaurant in the Quadrill Tower, as well as numerous office spaces.

A total of 3,000 m² of retail space will be created on the site, including 1,000 m² for restaurants, 18,000 m² of office space and 8,400 m² for apartments. The gross floor area is around 85,000 m².
