In an interview with detikcom, late last year, independent property observer and expert, Steve Sudijanto described Inhouse KPR as a house buying and selling transaction with an installment scheme carried out directly between the developer and the consumer.
Simply put, consumers or home buyers pay installments directly to the developer or project owner.
Many people are tempted by this KPR scheme because it tends to be easier because there is no need for a BI checking process or an OJK SLIK check to find out the credit history of potential consumers as implemented by banks.
“This is the solution provided by housing developers currently, because the KPR process through banks is quite strict and carries out careful selection and verification, given the current economic conditions,” continued Steve.
However, don’t immediately fall asleep with the benefits offered. As a consumer, you must also remain vigilant so as not to be harmed in the future.
To detikcom, CEO of Indonesia Property Watch, Ali Tranghanda, said that this scheme should be avoided when wanting to buy a house. This is because direct installments to developers are not protected by registered financial institutions, so there is a higher risk of causing losses to the community.
“If (pay) without a bank, the risk is (the house) won’t be built!” Ali said.
If this is the case, it will also be difficult for people to sue because there are no documents that are strong enough to bind the buyer and developer as the home seller if a problem occurs along the way.
On the other hand, Ali also appealed to consumers to be more observant and careful when wanting to buy a house, for example by paying attention to the legal aspects of land and projects that have been carried out by developers.
“To anticipate, the legality of the project must be ensured, if it is in the name of an individual the risk is higher. The legality of the land (is also taken into account), many of these concepts use land that has not been fully controlled so it is still in installments to the land owner,” he concluded.
