The real estate rental market has been fairly quiet over the past two years
“A large part of people were restricted from traveling, and most students were studying online. At the moment, we see that students are returning. More and more foreigners are looking for apartments for rent. Entire companies are moving to our country. Landlords, accordingly, are raising rents because of inflation,” broker Ivan Peev told Bloomberg TV Bulgaria.
Three-room apartments in Sofia are for rent at prices between 400 and 1000 euros, depending on whether they offer a garage or a parking space. The highest rents are in the neighborhoods “Iztok”, “Lozenets”, “Ivan Vazov”. The neighborhoods “Nadezhda”, “Lyulin” and “Obelya” are more accessible. Unfurnished homes are less and less sought after.
“Rent levels for two-room apartments in Sofia vary between 270 and 550 euros, and for three-room apartments between 400 and 1,000 euros, and the presence of a garage is also important here, with the highest rents in the “Iztok” and “Lozenets” neighborhoods “, “Ivan Vazov”, and more accessible are “Nadezhda”, “Lyulin” and “Obelya”, specified Peev.
There are several factors driving the rental market in Sofia. First of all, Sofia is the capital of the country and the people who come do not always come with the idea of staying here. They come to study, work for a few months or use the city as a springboard for their career to go work abroad. That is why there is no reason for them to buy a property, but it is much more convenient to rent.
“Secondly, people who do not have the opportunity at this stage to take out a purchase loan, but want to live independently, rent a property in the capital,” said Peev.
