Jakarta, CNBC Indonesia – The phenomenon of selling boarding houses is increasingly massive lately. Owners are willing to offer below market prices in order to quickly sell their property assets. Lists of boarding houses that are listed for sale are also spread on property buying and selling sites, one of which is Lamudi. The locations of boarding houses sold from the Jakarta to Depok area, especially in campus centers, have been affected by the pandemic.
Chairman of the Indonesian Brokers Association (Arebi) Lukas Bong divides boarding houses into two types, namely for students and for workers. Both have different characters and market segments.
“The students who are boarding students are really devastated because they are still face-to-face online. The level of workers is still slightly better because there are still offline ones,” said Lukas to CNBC Indonesia, Tuesday (9/9/21).
Even though it is better, there are many boarding houses for workers who are on the selling list. In Cipayung, East Jakarta, there are houses and boarding houses for sale. This property consists of 3 bedrooms in the main house and 5 bedrooms at the back of the main house which are rented out for boarding houses. The location of the house is not too far from the Ciracas LRT station and the Kampung Rambutan terminal. Also close to JORR and Jagorawi toll access.
“The price is Rp. 1.7 billion, the price is down from Rp. 1.9 billion, below the market price, the negotiation is amicable,” wrote the seller.
A total of 5 boarding houses are available, all of which have en-suite bathrooms. The rent for the boarding house / month is Rp. 1.5 million for 3 rooms with AC and Rp. 1 million for 2 non-AC rooms.
Turning to Central Jakarta, in the Bendungan Hilir area there is also a 2-storey boarding house with a land area of 144m2 and a building area of 160 m2. Consists of 11 bedrooms with 7700 kwh of electricity. The status of the land is certificate of ownership (SHM). This boarding house is also categorized as close to the office.
“Sold below market price!! 2 storey boarding house, close to Semanggi & Senayan toll roads. Price is IDR 5 billion negotiable,” wrote the seller.
Meanwhile in South Jakarta there is also a 2-storey boarding house with a land area of 1070m2 and a building area of 800m2. Consisting of 21 bedrooms with 24,000 kwh of electricity, the room faces north, located opposite Cilandak Town Square (Citos) TB Simatupang area.
“House for sale with 21 bedrooms in East Cilandak, Jakarta. Quick sale below market price. Selling price of IDR 10.5 billion / Negotiable,” wrote the seller.
