Rents: Soaring prices – The most expensive and cheapest areas in Athens –

Rent prices have been increasing rapidly in recent years, causing intense pressure on households.

Analysts estimate that rent prices in our country are expected to continue to rise, although not with the same intensity observed in other countries.

According to Spitogatos SPI price index data the biggest increases of average asking rental price in the third quarter were noted at New Faliro (31.4%), in Agios Stefanos (24.9%), in the area of ​​Piraiki – Hatzikyriakeio (23.3%), in Vari – Varkiza (23.0%) and to Marathon (22,2%).

As for the more expensive areasthese are the southern suburbs of Attica, the Cyclades, the northern suburbs, the center of Athens and Piraeus.

Halkidiki is among the most expensive areas to rent a home, where short-term rental prices continue to put upward pressure on rental prices.

How prices are formed in Attica

Overall, the largest price increases among the wider regions of Attica are also observed this quarter in Piraeus (9.7%) and the Eastern Suburbs (9.6%), with the rate of price increase being slightly milder compared to the double-digit rates recorded until now.

Prices have increased by 8.6% in the already expensive areas of the Southern Suburbs, where the average price has “climbed” to 12.8 euros per sq.m. while a smaller percentage increase (4.9%) is observed in the Northern Suburbs, with rents at 11.3 euros per sq.m.

The upward trend in prices continued in the center of Athens, with the average rent standing at 10.71 euros per square meter, up 7.1% compared to last year.

At Drowningwhich is the most expensive area, the average asking rental price reaches 20 euros/sq.m., followed by Kolonaki with 16.7 euros/sq.m., Glyfada with 16.5 euros/sq.m., the Old Psychic with 16 euros/sq.m. and Voula with 15.7 euros/sq.m.

The most affordable district of Attica to rent a house, according to the same data, is Perama. The average asking price reaches 6.7 euros per sq.m. which means that for a house of 80 m2 the rental cost reaches 536 euros per month.

After Perama, Acharnes follows with 7.1 euros/sq.m., Kamatero and Agioi Anargyroi with 7.1 euros/sq.m. and Kryoneri with 7.3 euros/sq.m.

At the same time, according to Eurostat data, despite the high prices recorded in the rental prices in our country, they are still far from the high levels recorded in 2010.

Comparing the second quarter of 2024 with 2010, among EU countries rents increased in 26 EU countries, with the highest increases recorded in Estonia (+203%), Lithuania (+178%), Ireland (+ 106%) and in Hungary (+104%). The only decrease in rental prices was recorded in Greece (-18%).
