As we read in the “Report on the rental market” prepared by Otodom Analytics, the average rental price calculated for all voivodship cities in June 2023 was stable compared to the previous month, and on an annual basis by about 10 percent. higher.
Most of the analyzed cities recorded an increase in prices, slight decreases were noted only in the case of Białystok, Bydgoszcz and Szczecin.
The report states that between the most expensive Warsaw and Łódź, which is relatively close, there is not only a huge – more than twofold – difference in average rental rates.
“Significant differences are also visible in the structure of advertisements. Almost 42 percent offers in Łódź are apartments up to 40 square meters, while in the capital it is every fourth offer. Medium-sized premises of 40-60 sqm each account for about 38% of the total space in both cities. On the other hand, flats over 60 square meters in Łódź account for only 20 percent. offer, while in Warsaw this share is almost twice as high. Apartments up to 60 square meters can be rented in Łódź for an average amount 40 percent lower than the average price. lower than in the capital, saving about PLN 30/sq m, and those in the 60-90 sq m limit are half the price, paying PLN 35/sq m. lower rent.”
