Certainly, in terms of gross yield, there are better in France. But the attractiveness of a rental property investment is also measured by its security. And, on this point, Poitiers is unbeatable according to this same Masteos / Unkle analysis, which measures a loss rate of 0.45%, the lowest level of the cities studied. Useful clarification: a claim corresponds to a case insured by Unkle for which the owner has initiated legal proceedings.

For a secure rental investment, head west
By doing this on a larger scale in France, that is to say by crossing data on a large number of cities, the study succeeded in determining a shortlist of the 10 most interesting cities for an investment. rental in France, in which Poitiers and other well-known communes of New Aquitaine figure, which monopolizes the first places of this podium.
In this region, three towns are considered particularly attractive: in order, Bergerac, Cognac and Niort. They offer returns of 8.81%, 8.36% and 8.20%, with loss rates between 0.62 and 0.92%, ie very low levels. Behind, Bordeaux, Talence or Saintes also offers very modest levels of security, with loss rates of 0.96% for the two Gironde towns and 1.10% for Saintes, but with less attractive profitability (less than 5%). %), except for the sub-prefecture of Charente-Maritime which allows a gross financial return of 7.05%.
The Parisian suburbs offer opportunities
Apart from Nouvelle Aquitaine, which municipalities offer fertile ground for a rental investment? The Masteos / Unkle study finds three, including two in Ile-de-France. These are Créteil, which offers a yield of 5.48% and a loss rate of 0.97%, and Nanterre, with figures of 4.61% and 1%. But beware: not far from there, in Aubervilliers, the loss rate is 3.23%, reports Unkle, which tempers the attractiveness of its yield (6.09%). It just goes to show that rental investment can be risky in the inner suburbs of Paris.
In this narrow list of 10 attractive cities, Angers also stands out, mainly thanks to a low loss rate (0.71%) and high rental pressure, while its profitability is in the median of the cities studied (5.36 %).
Arras and Roubaix also in the spotlight
Apart from this shortlist, Roubaix and Arras also present themselves as cities with a favorable profile for a rental investment, thanks to the return / risk ratios among the most interesting. In fact, with a rental profitability of 9.06% (for a loss rate of 1.68%) Roubaix is positioned as the most profitable city in France. With a rate of return of 6.55% for a default risk of 1.11%, Arras also offers an excellent risk / return ratio, the study points out.
