Real estate value of residences: significant differences between the north and the south

ECONOMY. From 2015 to 2020, the MRCs in Chaudière-Appalaches recorded increases in the average property value of single-family residences. However, house prices vary a lot from one area to another.

Overall, the properties north of Chaudière-Appalaches have a higher land value. The MRCs of Montmagny and l’Islet are exceptions (see table).

For the year 2020, the city of Lévis and the MRC de La Nouvelle-Beauce are at the top. For a single-family residence, they show average property values ​​of $ 286,724 and $ 210,663.

“Our location has a lot to do with (the price of houses). Sainte-Marie is 20 minutes from Quebec and has an excellent range of services. The cost of land is affordable. It also appears in the villages. Saint-Hénédine had a record year in residential construction. In Saint-Bernard, all the new lots have been sold, ”says Jérôme Drouin, director of the Property Assessment Department for the MRC de La Nouvelle-Beauce.

Under $ 200,000

Elsewhere in the region, average prices are below the $ 200,000 mark. The Lotbinière ($ 198,442) and Bellechasse ($ 195,136) RCMs have the best values ​​in this regard.

In the south of the region, it is in the MRC Beauce-Sartigan where we find the greatest property value for a residence ($ 170,711). The MRC Robert-Cliche ($ 148,914) and Les Appalaches ($ 145,157) have lower resale prices.

At $ 128,181, the Les Etchemins MRC ranks last for the average value of a single-family residence in Chaudière-Appalaches. With this same data, Les Etchemins finds itself in ninth position on the provincial scene. The MRC of Le Golfe-du-Saint-Laurent, on the North Shore, ranks first for the lowest property value ($ 86,211).

“The western part of the MRC is doing better, including Saint-Prosper and Saint-Benjamin. Lac-Etchemin is also doing very well. We have few industries, but lots of businesses. In addition, people are rooted in the area. After their studies, many young people return to settle in Les Etchemins, ”says Jean-François Morin, coordinator of the MRC Les Etchemins evaluation service.

The pandemic has not changed anything

Except in Lévis, the pandemic has not reduced the value of properties in Chaudière-Appalaches. Between 2019 and 2020, the growth in the average price varies from 1.2% to 3.5% depending on the RCMs. The provincial average is 4.1%.

“I expected a real estate recession, but just the opposite happened. Many people wanted to buy a house with a large lot. With us, since the prices are more affordable, there have been a lot of sales. Lac Etchemin is attractive to the people of the city, ”says Jean-François Morin.
