The Voironnais-Sud Grésivaudan also benefited from a strong attractiveness in 2021. “The analysis of this market clearly illustrates the attraction of buyers for these half-urban, half-rural sectors”, summarizes Maître Philippe Lintanff, notary.

Even in old collective housing, a limited market in this territory, the sales volume increased by 6.2% in 2021. And the median price increased by + 5.5% in the Saint-Marcellin sector and by + 10% in Voironnais to reach €1,580 per m² and €2,030 per m² respectively. These low prices and the existence of a strong demand for rentals are particularly attractive to investors.

But unsurprisingly, it is individual housing that has concentrated all the tensions in 2021 on this territory, tensions on volumes, deadlines and prices. The increase in the median price was thus 8.5% in Moirans (€270,000), 11% in Saint-Marcellin (€199,400) and Voiron (€298,000), 15% in Coublevie (€353,700 ) and 18% in Vinay (€226,600).

Flagship product of the sector, serviced land sold for around €120-130 per m² in 2021. “The territory concentrates all the advantages sought by buyers”, assures Maître Philippe Lintanff who, given the current economic factors (inflation, increase in credit rates, etc.), “is careful not to make the oracle of the 2022 market.” A wise precaution indeed.
