A 95 m2 apartment at 213,000 euros here, a 112 m2 at 179,000 euros there, another 101 m2 at 195,000 euros, all this about twenty minutes from Paris, the Gare du Nord, the Stade de France . Sarcelles, a town located east of Val-d’Oise is distinguished by the lowest prices on the real estate market in the department, with an average, according to the site Top Agentsfrom 2,450 euros/m2 just like neighboring Garges (2,587 euros/m2) or Villiers-le-Bel (2,741 euros/m2).
These municipalities suffer from a poor image. Nevertheless, in one year, they are the ones that recorded the strongest increase in the price of apartments: + 4.2%, if we do not take Argenteuil into account, which experienced a rise of 4.3% over the same period with an average price per square meter of 3,640 euros.
An atypical market
“The Sarcellois market is atypical because of the city’s reputation and the amount of condominium fees. When the real estate market goes up, in Sarcelles it doesn’t go up too much and when it is down in general, it doesn’t go down too much in this city”, explains Alexandre Seban of the Sabimo agency in the preamble.
Another particularity of the Sarcellois market, large apartments at “interesting” prices. “The same property in a neighboring town is worth at least twice as much,” stresses Arié Lahmi of the Optimhome Immobilier agency. The buyers are families living in the surroundings in search of large areas. But not only. Investors are increasingly eyeing these apartments, located in the Grand Ensemble, particularly in the Cholettes district. “The further you go towards the station, the less spacious the spaces are”, specifies however Alexandre Seban, who has half a dozen accommodations of this style in his portfolio.
Very profitable shared accommodation: an F 5 brings in 2,500 euros
“Sarcelles is falling prey to investors, because it’s a very low market with a very attractive rental ratio,” confirms Arié Lamhi. The apartments were built in the 1960s and 1970s and since then nothing has been done better. These F5s offer a living room of 40 m2, two bathrooms, two toilets, bedrooms of 14 m2, a kitchen of 16 m2. There is the least possible loss of space”, continues this specialist.
These large apartments, especially those located in the Cholettes district, offer services that many Parisian buildings could envy: double lift, cellar, parking, caretaker… These luxury buildings have moreover earned the avenue which borders the nickname of “Champs-Élysées” in the years 1970-1980. This is no longer really the case today. In return, a tram now passes at their foot.
Among these investors, some are transforming these apartments into shared accommodation. “They create a reception point, leave the living room and rent the rooms. An F 5 brings them 2,500 euros in this way, whereas if they rented it to a family, they would earn 1,600 to 1,700 euros at the most”, analyzes Arié Lahmi.
Pay attention to the amount of charges
His colleague Alexandre Seban from the Sabimo agency makes the same observation. “They create sorts of shared accommodation at the Friends. It is rented for around 500 euros per room, including Internet, with cleaning done once a week in the common areas, ”says the real estate agent. The clientele of these flatshares: employees of Roissy, students, registered at the IUT of Sarcelles or in the universities of Saint-Denis, Villetaneuse (Seine-Saint-Denis), Paris.
Only downside, the amount of charges. It takes 400 to 500 euros per month. Enough to put off potential buyers. But Alexandre Seban puts it into perspective: “When we take into account the charges, this is roughly equivalent to the bill for hot water and heating elsewhere, not counting the caretaker”. He also highlights the vast energy renovation plan launched by the municipality. “All the exterior facades of these buildings will be redone and double glazing will be integrated. The city obtained state funding. This will be beneficial for the owners who will see their charges drop. »
