Lower Austria has recorded a slump in demand. This was the result of the real estate price index 2023 of the Association of Real Estate and Asset Trustees of the Austrian Economic Chamber (WKÖ). “Regardless of whether it is building plots, new apartments, terraced houses or single-family houses: the price pressure has eased considerably. The increases have actually halved compared to the last price index. Nevertheless, if you look at the last few years, they have remained relatively high,” explains Johannes Wild, head of the specialist group at the Lower Austrian Chamber of Commerce (WKNÖ). Specifically, the price increase in Lower Austria is between 5.56 percent for single-family houses and 8.53 percent for building plots.
The price index also showed that those Lower Austrian districts that are directly connected to Vienna by public transport have hardly lost their popularity. The demand is therefore still high in Mödling, Baden, Bruck, Tulln, Korneuburg and Gänserndorf. This is also reflected in the percentage decrease in price increases. This is not nearly as high as the average for the entire federal state.
Mödling remains the most expensive district
When it comes to price changes for building plots, Baden and Bruck an der Leitha stand out in the evaluation. Here the increase is just over 16 percent. At €588.77 per square metre, Mödling remains the most expensive district. If you compare the prices with Horn or Waidhofen an der Thaya, you could buy ten square meters there for the same price.
Mödling is also at the top when it comes to apartment prices. Here you pay more than 4,000 euros per square meter of living space (4,043.05 euros). The cheapest prices are in Gmünd with 936.12 euros per square meter.
