Real estate. Lyon records a price drop of 5.8% in 2024 according to SeLoger

Even though Lyon is an attractive city, the real estate recovery is still slower compared to other cities in France.

The average price per square meter is €4,704

Despite the general stability of prices since January 2024, with a drop of 0.2% observed in the ten largest cities in France (excluding Paris), Lyon is experiencing the worst month in September from 2021. The city suffers a fall of 5. 8. % since the beginning of the year.

On October 1, the average price per square meter is €4,704. The reasons? “The combined effects of the covid 19 crisis and the increase in interest rates with demand falling by 24% between January 2021 and January 2024,” the study reveals.

Properties for sale have accumulated on the market, leading to an increase in supply which has more than doubled over the same period. The supply of goods has started to stabilize with a drop of 1% in one year while demand is increasing again by 9%.

According to the press release, the average time to sell products is still high. In January 2022, the average sales time was 60 days compared to 43 days in March 2020, before Covid. Today it is measured at 72 days.

Prices vary between regions

At the top of the 3 most expensive neighborhoods in Lyon: Bellecour/Hôtel Dieu, a popular area with prices reaching €6,187 per m², followed by Cordelier/Jacobins (€6,160/) in the 2e area and Puvis de Chavannes / Le Lycée in the 6e (6 111 €/). The most expensive areas in Lyon are the Grange Rouge / Viviani areas in the 8th (€ 2,631 /), La Duchère (9th) (€2,916/) and Santy/La Plaine (8e) (3 153€/).

The surrounding areas are also suffering from this declining market trend. Since the beginning of the year, the town of Villeurbanne has registered a fall of 4.4% with an average price of €3,662/. Caluire reaches €4,473/with a drop of 3.9%.
