Real estate: Aged houses in Greece – Thousands of households move to rent – 2024-09-24 14:49:04

In 2009, shortly before Greece entered the tunnel of crisis and memorandums, the rate of home ownership in the country was particularly high as almost eight out of ten households or 77.2% lived in a privately owned home.

In 2021, the percentage of home ownership landed at 70.3%, while if the comparison is made with 2005, when the percentage of home ownership had reached 84.6%, the “plunge” reaches 14.3 percentage points.

Thousands of households are abandoning their own roof and moving to rent with 2021 census data showing that eight out of ten homes in Greece were built before 2000 and half are in apartment buildings.

793,884 houses have been registered as vacant, apart from summer houses and secondary houses, with 255,300 located in Attica. These data reflect the picture of 2021, the year of the census, while according to the processing of the tax returns and the E2 form, the vacant properties amount to approximately 600,000.

The bet for the government is how many of the foreclosed homes will be opened and returned to the market and long-term rental with the package of measures announced which includes interest-free loans, subsidies and tax breaks for property owners.

The data

The measures to deal with the housing problem will “run” from November, while ELSTAT data on the image of housing in Greece shows the following:

  • The largest percentage of homes, 68% or 4,485,795 out of a total of 6,596,758 were built in the period 1961-2000 while 15.5% of homes or 1,022,497 were built before 1961. Only 16.5% were built after in 2001, that is, almost 16 out of 100 houses are less than 25 years old.
  • The ownership rate is 70.3% and 65.2% in Attica.
  • Of the 6,596,758 dwellings, 4,319,144 are occupied, 857,014 were declared as holiday homes, 626,716 as secondary and 793,884 vacant.
  • 49.6% of all homes are in apartment buildings, with the vast majority of them being in urban centers. 34.5% of the houses were declared single-family houses and 15.4% are in two-family houses.
  • Almost 7 out of 10 owner-occupied homes or 68.7% have cooling systems and 96.2% heating with 67.6% being central heating and 28.6% another system.
  • 47.2% of households have 1 car, 19.1% two cars, 3.3% three or more cars while 30.4% of households have no car. 62.8% of households do not have a parking space, 28.1% have one parking space, 7.4% have two parking spaces and 1.7% of households have three or more parking spaces.
