Median house price exceeds 200,000 euros for the first time
More concretely, the median price (1) of houses – which represent almost 80% of the real estate stock – is for the 2023 financial year at 208,000 euros – that of Hainaut is 175,000 euros, the national average is 289,000 euros. Compared to the median price of a house at the national level, the median price in the province of Liège is therefore lower by 81,000 euros, or 28% below this national average.

That said, a catch-up effect took place in 2023: compared to the previous year, the growth in the median price in the province of Liège is 4.0%, which therefore represents the largest increase for Wallonia. The province of Liège exceeds the threshold of 200,000 euros for the first time, following this increase.

Waremme, the most expensive district in the province
At the district level, it is in the capital of the province itself that the price of houses is the lowest and in the district of Waremme that it is the highest: the median price of a house varies from 195,000 euros in the district of Liège to 250,000 euros in the district of Waremme. Compared to 2022, the median price increases in Waremme (+3.3%) and Liège (+2.6%) and remains stable in Huy and Verviers.

And in the district of Liège, the municipalities where prices are the lowest are either very rural municipalities, or municipalities located in former industrial areas (Huy, Seraing, Liège, Herstal, Pepinster, Dison and Limbourg).

Prices of apartments falling sharply
In the apartment department, therefore, the 2023 balance sheet therefore presents a very different image from that of houses: the median price of an apartment in the province of Liège is 170,000 euros, it is 14,000 euros lower than the median price of its region (184,020 euros) after a decrease of 4.2% in 2023.
In Liège, in 2023, the share of new apartments is 14.5%, compared to 85.5% for existing apartments. It is the second Belgian province with the lowest share of new apartments, after Antwerp.

At the district level, it is the district of Waremme which has the highest median price in the province, as was already the case for houses. Its median price is 194,250 euros, higher than the median price in its province (170,000 euros).

A zoom on the municipal entities of the city of Liège itself shows that Angleur displays the highest median price, i.e. 162,500 euros. Grivegnée, with a median of 144,500 euros, has the cheapest apartments in this area. As for Liège City, it sees its median price decrease by -0.3% compared to 2022. Compared to 5 years earlier, the price is higher by +14.7% (i.e. +20,500 euros) (without taking into account taking into account inflation).
