Faced with inflation, more and more tenants are not paying their rent. In April 2023, when the inflation rate was 7%, the default rate peaked at 9%. Faced with this particular context, Studapart – an innovative Proptech start-up hailed in 2021 for its exemplary growth – helps landlords with its guarantee launched in 2018. This free solution offers cover against unpaid rent and insurance against property damage and furniture damage.
Studapart, for simplified and secure access to housing
More than an online accommodation booking platform, Studapart offers an optimal level of guarantee to protect owners. Launched by Alexandre Ducoeur and Amaury Roland in 2014, it quickly won over landlords thanks to its attractive levels of cover, in particular for unpaid rent insurance which covers landlords up to €96,000. Studapart is dedicated to medium and long-term rentals, for leases of a minimum period of one month.
The owners manage their rental independently: they determine their rental criteria (entry date, duration, candidate’s file), choose the candidates, and the type of contract. A team of experts is available at their request to support them and share market data (rent prices in the city, for example).
For the tenants also, Studapart is a guarantee of security. The authenticity of each ad published on the platform is carefully checked. Rental procedures are simplified. The tenant can directly upload the supporting documents from his tenant file to his online profile. The medium or long-term rental reservation platform has also decided to digitize all the procedures, from the rental file to the signing of the lease.
After finding their accommodation, tenants will also be able to subscribe to post-booking services, such as home insurance. They are protected and accompanied from the beginning to the end of their rental period, but also after their reservation.
Today, the platform lists more than 65,000 owners. It is present in more than 45 French cities and in major European cities such as Brussels, Madrid and Barcelona. Its offer includes more than 160,000 accommodations and attracts more than 700,000 tenants, mainly young people: 1 out of 2 students do their research on Studapart.
Free and automatic protection for landlords
Committed to the culture of better housing, the founders of Studapart very quickly understood that one of the main problems of medium and long-term rental was the protection of landlords and the peace of mind of tenants.
To make access to housing simpler and more human, the platform strives to simplify the procedures, by asking tenants to pay the first rent at the time of their reservation. It also seeks to cover the rented property as much as possible by offering insurance products and guarantees.
After launching the Studapart Guarantee (optional and free) in 2018, the online booking platform is changing its offer.
From May 11, 2023, this insurance against damage is automatically included for all owners who rent their accommodation on Studapart. This insurance covers both damage to property, which concerns the floor, walls and ceiling, as well as damage to furniture, caused to objects, furniture, equipment or personal effects. Throughout the duration of the reservation, lessors who rent their property on Studapart will be protected up to €3,000 (for property damage) and €1,500 (for property damage).
In 2023, nearly one out of two reservations made on the platform includes this guarantee.
Insurance against unpaid rent with Studapart
Non-payment of rent remains a major concern for many landlords, especially when their rental attracts students. In addition to protection against damage, Studapart compensates landlords for unpaid rent. This coverage is optional and can be taken out with the Studapart Guarantee. It reimburses landlords for an amount of up to €96,000 in unpaid rent.
Throughout the reservation, but also before and after, landlords and tenants alike are supported in their procedures. Studapart guides them step by step and advises them in the event of conflict or unforeseen events.
