Property owners: How to avoid extra taxes and fines – The deadlines – 2024-02-24 03:29:58

Loaded with payments and tax liabilities are the last days of February for taxpayers, with the “bell” ringing louder for thousands of property owners who if they miss any of the deadlines will be faced with extra taxes and fines.

According to the OT, taxpayers who obtain income from Airbnb-type properties should today submit the declaration on the AADE platform for the January leases, while until February 28 they should finalize the details of their properties and the income they obtained in 2023 in the AADE Short-term Residence Property Registry in order not to be taxed for uncollected income.

On Thursday, February 22, the deadline expires for taxpayers with insured homes who, in order to “lock in” the discount of up to 10% on this year’s ENFIA bill, will have to submit an application on the myProperty platform.

On February 29, the deadline for payment of the last installment of the ENFIA of 2023 expires, while at the end of March and the beginning of April, property owners will receive the ENFIA “ravasaki” for 2024, which can be paid in 11 monthly installments, with the first to be paid on 30 April 2024.

Critical dates

The hourglass empties for property owners who have open “accounts” with the Tax Office:

1. Short-term Lease of Properties.

Today is the deadline for owners or managers of short-term rental properties to submit Short-Term Lodging returns for January rentals and income.

The law provides that the relevant obligation must be fulfilled by the 20th of the following month from the day of the lessee’s departure from the “Property”. In case of cancellation of the short-term rental and when, based on the cancellation policy, payment of rent is foreseen by the lessee, an initial “Short-Term Stay Declaration” must be submitted by the 20th of the month following the cancellation.

2. Application for a discount of up to 10% to ENFIA.

By Thursday 22 February 2024, property owners who have insured their properties against earthquake, fire and flood must apply to myProperty to receive the discount of up to 10% at ENFIA.

After the property owners’ applications have been completed, the insurance companies will have until March 11, 2024 to confirm the information entered.

Especially for this year’s ENFIA liquidation, those who have fully insured their properties for at least 900 euros per square meter will be entitled to a discount of up to 10%.

3. Finalization of the Short-term Accommodation Property Registry.

Until February 28, 2024, those who earn income from Airbnb-type properties will have to finalize the declarations they submitted in 2023 to the AADE register.

Those who fail to do so risk being taxed at 100% of the income declared on the original returns even if they have received it.

4. Last dose of ENFIA.

February 29th is the deadline for the payment of the tenth and final installment of the ENFIA of 2023. From March 1st, a late payment penalty applies.
