Recognizable, iconic buildings are changing hands in the coming months, creating new balances in the domestic real estate market.
These are four real estate “filets”, three of which are in Athens and one in Thessaloniki, the majority of which are “green”.
In Aktor, HUB 26
Aktor’s acquisition of Prodea’s portfolio of 56 prime properties also changes the ownership status of HUB 26, the first bioclimatic business park in Northern Greece, located at the Western entrance of Thessaloniki, opposite the historic former FIX brewery.
It is a property with a total area of 31,000 sq.m. consisting of four buildings plus the Citrus building, which is being developed by Dimand Real Estate (65%) in collaboration with Prodea Investments (35%), while it has been pre-sold to AEEAP and is expected to be handed over to tenants in early 2025.
The American technology company TaskUs is the lessee of one of the four buildings of HUB 26 with an area of 7,000 sq.m. and will house 800 workers there.
Also a building with an area of 3,500 sq.m. has been leased by Alpha Bank, while a building in the complex has reportedly also been leased by Piraeus Bank.
In addition, in an independent building with a total area of 5,170 sq.m. will be the new offices of Parexinia Bank.
Siemens, PPC, Metlen and Coca Cola 3E are interested in the last building of the business park.
The transaction between Aktor Akinita and Prodea is expected to be completed by spring 2025.
The Tower of Piraeus and the Minion change hands
The exits from Piraeus Tower and Mignon have been launched by Dimand and are already in negotiations with potential buyers.
In more detail for the Tower of Piraeus, at Akti Poseidonos 2, the listed company in consultation with its partners in the project, i.e. Prodea Investment AEEAP and the European Bank for Reconstruction and Development, is discussing with three potential buyers.
With a total height of 88 meters (22 floors) and a built-up area of 34,623 sq.m. the “green” and digital Piraeus Tower is fully leased, hosting offices, retail stores, a gym, a Wellness area and dining areas.
Among the tenants of the Tower are the company Dialectica, which is active in the knowledge brokering market, the V Group of Byron Vassiliadis, the insurance company North Standard, the Inditex group, which has developed the Zara flagship store of 5,000 sq.m. on the ground and first floors of the building, the British sporting goods chain JD Sports, the gym chain Athlesis and the catering company Nice n’ Easy.
Regarding the sale of the historic building in Omonia, which once housed the Mignon department store, Dimand is in negotiations with two different entities.
The largest part of the property, with an area of 13,800 sq.m. approx., is being converted into a modern mixed-use building (shops and offices) with improved energy behavior and a reduced environmental footprint, while residences will be created in an independent building on Doros and Satovriandos streets.
In the regenerated Minion, a new Giga Zara will be hosted on 4 levels, while ITX Hellas also leases office facilities, creating its new “strategy” there. PPC also leases offices in the historic building.
It is recalled that Mignon’s property, with a total area of 18,580 sq.m., consists of buildings A and BGDE on Patision, Satovriandos, Doros and Veranzerou streets. The office space of 7,700 sq.m. they occupy the highest floors of the BGDE buildings of Mignon, from the 3rd to the 7th, while in building A, at the junction of the pedestrian streets of Satovriandos and Doros, in the second year the residential project will be developed with the creation of 36-37 apartments with an area of 65-125 sq. .m., with the list of interested buyers already reaching 120.
The “double” building of the National Insurance Company
The emblematic building where the National Insurance Company is housed on 103-105 Syngrou Avenue is heading to a new owner, which is estimated to happen in the first months of 2025.
The complex, consisting of two individual buildings and seven single underground levels with a total area of almost 68,000 sq.m., began to be built in 2001, on the 110th anniversary of the establishment of the National Insurance Company.
The goal of the then Karatza administration for a solid presence, a view of the Acropolis and the formation of a microclimate, was implemented by the award-winning Swiss architect Mario Botta.
The inauguration took place on June 14, 2006 and National Insurance celebrated its 115th anniversary.
The above-ground floors house offices and shops, while the 7 underground floors (with an excavation depth of 27 meters) house a conference center with a capacity of 500 people, a library, an exhibition space, a storage area of 3,000 sq.m. and 553 parking spaces.
