According to data published by the Idealista portal, the prices of old houses in Italy in July 2023 remained unchanged after a slight monthly increase of 0.1%. The average price is 1,861 euros per square meter. On an annual basis, it grew by 1.8%.
Regions
Prices of old homes rose the most in Trentino-Alto Adige (+1%), Lombardy (+0.9%) and Veneto (+0.6%). Weaker growth in other regions ranged from 0.5% in Friuli Venezia Giulia to 0.1% in Valle d’Aosta. Conversely, a decline was registered in Tuscany (-0.5%), Lazio, Piedmont (both -0.4%), Molise and Liguria (both -0.3%).
The region with the highest prices per square meter is Trentino-Alto Adige (€2,864). It is followed by Valle d’Aosta (€2,618), Liguria (€2,489) and Tuscany (€2,348). Prices are also above the Italian average in Lazio (€2,179) and Lombardy (€2,178). The remaining 14 regions are below average, with prices per square meter ranging from €1,756 in Emilia-Romagna to €875 in Molise.

The biggest increases in July were in Belluno (+5.5%), Vercelli (+2.6%), Frosinone and Trieste (both +2%). An additional 50 provincial areas saw an increase from 1.5% in Ravenna to 0.1% in Aosta. Areas that show no change compared to the previous month are Cosenza, Varese, Reggio Emilia, Pordenone, Bolzano, Novara, Sondrio and Cagliari. The provinces where prices fell the most were Grosseto, Potenza (-1.3%), Pavia and Oristano (both -1.2%). A decrease of more than one percent is also typical for Biella, Nuoro and Viterbo (-1.1% for the three regions).
Provinces
In terms of prices, Bolzano is the most expensive Italian province (€4,351 per sq.m.). Followed by Milan (3,435 euros) and Lucca (3,222 euros). Property prices are above the Italian average in 26 other provincial areas, ranging from €3,089 in Savona to €1,880 in Lazio and Siena. Conversely, the cheapest provinces are Biella (€618), Caltanissetta (€667) and Isernia (€672).

In contrast to the regions and provinces that show a positive trend, the urban price trend for old houses shows a decrease in prices: Barletta (-3.5%), Agrigento (-3.2%) and Potenza (-2.9%). On the other hand, the cities of Frosinone (+3.7%), Mantua (+3.4%) and Rimini (+3.3%) have the highest monthly growth.
In terms of major urban markets, Bologna (-1.4%) saw a clear drop in prices compared to June. Slight declines were recorded in Milan and Rome (both -0.1%), Turin kept prices stable, while Palermo (+1.6%) and Naples (+1.7%) saw price increases.
Milan (€4,983 per sq m) is again the most expensive city in July, followed by Bolzano (€4,409) and Venice (€4,382). Prices are above the national average in 33 other provincial capitals between Florence (€4052) and Savona (€1876). On the other hand, Biella (€725 per sq m) is the cheapest capital, ahead of Caltanissetta (€727) and Ragusa (€740).
