Price Ranking of Cities and Districts: Where is it Expensive and Cheap to Live in Germany?

Where is it expensive to live in the region and where is it cheap? Housing and living costs are lowest in the Main-Spessart district and highest in the city of Würzburg. This is shown by a current study by the German Economic Institute (IW) and the Federal Institute for Building, Urban and Spatial Research.

​For the study, price data was automatically collected from various freely accessible websites in 2022, including Verivox.de. For example, rent, electricity, gas and food were looked at. They were then weighted according to average consumption and combined to form a regional price index. A total of around 24 million pieces of data from across Germany were included in the calculations.

According to the study, prices in the city of Würzburg are almost five percent above the national average. This puts the city in 44th place in the price ranking out of around 400 cities and districts nationwide. In first place is – unsurprisingly – the city of Munich with prices 25 percent above the national average.

In the three districts, however, prices are below average. In the Main-Spessart district, the price index is almost five percent below the national average.

Nationwide, Munich is in first place among the most expensive places to live with a price index of 125.1, closely followed by Frankfurt (115.9) and Stuttgart (114.8).
