A young international volunteer in a company can rent his furnished accommodation, while limiting his income and as a real estate occasional.

Arthur F. from Poitiers: I will apply for an international volunteering in business (VIE). However, a VIE is a full-time activity, incompatible with other paid activities, public or private. As during my LIFE I plan to put my apartment in furnished rental, I wonder if I could do it during my absence abroad given the income generated? Are there other management constraints or impossibilities with a VIE?

M Marie Huygens, from the Tours Bar, answers him: The question of the constraints linked to international volunteering in companies is relevant. A VIE allows young adults (between 18 and 28 years old) to carry out a mission in a French company abroad. These missions can be diversified (scientific, technical, commercial, humanitarian, etc.). An imperative condition for being voluntary is that of not exercising at the same time as VIE a salaried activity in the public or private sector. Indeed, the VIE is incompatible with a paid activity (article L.122-10 of the National Service Code).
Therefore, is it possible to rent an apartment in furnished rental when you want to volunteer? Furniture rental can be subject to two different regimes: professional furniture rental (a paid activity which will therefore be incompatible with a LIFE) or non-professional furniture rental. A lessor will be considered as a professional if the following two conditions are met: the annual income withdrawn from this activity by all the members of the household exceeds € 23,000, ie € 1,916.70 per month; and these receipts exceed the income of the fiscal household subject to income tax in the categories of wages and salaries, industrial and commercial profits, agricultural profits and non-commercial profits.

Consequently, when one of these two conditions is not met, the lessor is considered as a non-professional. He can therefore rent his property for the time of his volunteering.
In the event that the lessor fulfills the two cumulative conditions above, and therefore incompatible with a VIE, it is possible for him to rent it naked, that is to say unfurnished. Indeed, in this case it will not be a remunerated activity incompatible with volunteering. Renting the apartment will therefore be possible.
Whatever the situation (furnished or bare rental), it can be particularly interesting to rent out your apartment in order to limit the costs during volunteering, and to receive additional income.
Note that for people renting an apartment, a sublet can only be considered with the written agreement of the owner of the property and if the apartment sublet is furnished.
