The EPC label premium that the Flemish government has already introduced for new owners will also apply to existing home owners from 2021. In addition, the premiums for exterior wall insulation and high-efficiency glazing are doubled.

From 2021, a measure will be accelerated to make Flemish homes energy-efficient: the EPC label premium for all home owners. Anyone who owns a house with a poor energy performance, a label E or F, and who thoroughly renovates it within a period of 5 years to a label A, B or C, can apply for an EPC label premium from 2021. This premium can amount to 5,000, 3,750 and 2,500 euros for renovations to label A, B and C respectively. Anyone who renovates an apartment from label D, E or F to label A or B can also receive an EPC label premium of 3,750 and 2,500 respectively. get euros. You cannot combine the new premium with the existing total renovation bonus.

Doubling
There will also be a doubling of some renovation premiums next year. The basic premium for insulating glass doubles from 8 to 16 euros per m². ‘By doubling the glazing premium, the Flemish government supports the objective of the Flemish Housing Code that all houses and apartments must have at least double glazing everywhere by 2023,’ says Minister Demir.

The basic premium for wall insulation on the outside also doubles from 15 to 30 euros per m². The premium for the insulation of external walls in the cavity (5 euros per square meter) or for the insulation of external walls on the inside (15 euros per square meter) will remain unchanged.

According to the Flemish long-term renovation strategy, existing homes in Flanders must achieve a comparable energy performance level by 2050 as new-build homes with a permit application in 2015. This means that by 2050 the average EPC index of the entire residential stock must correspond to energy label A, which is equivalent to a EPC index of 100.
