Prefabricated flats for sale. How much are?

Prefabricated apartments have been very popular for years. These properties sell out quickly, and in Warsaw, Wrocław and Kraków, 22 percent of flats are those built at the height of the Polish People’s Republic, according to an analysis by HRE Investments.

According to Bartosz Turk, the chief analyst of HRE, prefabricated flats are usually distinguished by a lower price, good location and developed infrastructure, which are the most important advantages of housing estates.

“They sell out quickly”

In Warsaw, there are so many concrete blocks from the communist period that they still contain as much as 22 percent. apartments existing in the capital – we read in his analysis. Turek pointed out that the sales offers of this type of premises constitute, however, only 10 percent. all ads. “These properties sell out quickly, so realtors are very eager to copy this type of offer. In practice, apartments in concrete blocks in Warsaw should account for less than 10 percent of the offers of premises for sale” – wrote Bartosz Turek in his analysis.

“In Kraków, Poznań, Wrocław, Zielona Góra, Opole and Katowice, apartments in concrete blocks are responsible for one advertisement about the willingness to sell a premises out of 10 or even 25 published” – added the expert.

As we read, the share of this type of announcements in all offers is only 4-5%. “This is a very low percentage, especially if we compare this data with the information on how many apartments exist in prefabricated blocks,” the expert noted. “Kielce is the leader among provincial cities. There, 39 percent of flats were built in 1971-1988. In Poznań, Zielona Góra, Opole and Katowice, more or less every third” M “is thanks to house factories.

There are no offers

When averaging the data for voivodship cities, there are about four times less flats for sale than it should be in prefabricated blocks. “In other words, there are so many people willing to buy a great album or so few willing to sell that there are simply not enough offers on the market” – assessed Turek. In his opinion, it is also possible that “these flats are selling much faster than others and therefore they are not behind on offer”. The expert also pointed out that prefabricated flats are twice as cheap as other units on the market – they have a smaller area, but the price per meter in this type of premises is lower than in the case of a tenement house or modern construction. The differences can be as high as 10 to 20 percent.

HRE pointed out that, on the other hand, large-panel blocks generate higher maintenance costs than modern construction, e.g. due to the need for heating in winter or air conditioning in summer.
