Overcoming the Property Loan Challenge in 2023: Rezoning as a Solution

Obtaining a property loan will be an obstacle course in 2023. While in January 2022, the average rate was only 1.05%, over twenty years it reached 4.04% last September, according to the CSA Housing Credit Observatory. Enough to deter many potential buyers from purchasing. Between the borrowing capacity which is melting like snow in the sun, the ever higher demands of the banks and the prices of stone which are slow to fall, households are facing a real headache.

Faced with this problem, the broker Pretto highlights a solution to obtain a real estate loan more easily: rezoning. This involves buyers signing a loan in another region – with more advantageous conditions – from the place of purchase. Concretely, a couple who buys a property in Île-de-France is likely to benefit from better conditions and therefore increase their chances by signing the loan in Orléans.

Strong regional disparities

This solution, which we do not always think about, can be very advantageous for borrowers who live in regions where the rates are the highest (Hauts-de-France, Normandy, Île-de-France). Count on average more than 4.5% for a 25-year loan in these three regions compared to less than 4% in Brittany, Center-Val de Loire and Burgundy-Franche-Comté. On large sums, the savings are spectacular.

To illustrate his point, Pretto imagines the profile of a woman who wishes to buy an apartment in Ivry-sur-Seine, in Val-de-Marne. To buy her property, she will have to borrow 350,000 euros. By signing with a Breton bank rather than a Parisian one, she will save 34,000 euros. For a property worth 800,000 euros, the cost of credit allows you to save 75,000 euros by choosing a banking establishment in Burgundy rather than in the Ile-de-France region.

Better to have ties anyway

A question then arises: is it possible to knock on the door of a bank in Rennes or Dijon if you have no ties? It is obvious that having links in a region where credit is more advantageous can help convince bankers to take your file. The option of approaching banks 2, 3 or 4 hours from home with no guarantee of results can be discouraging. Unless you have connections.

“At the end of last year, during a discussion with a customer buying in Paris, I realized that she was from my region (Franche-Comté) with her family still there. So I talked about it to a local bank which agreed to take this financing request and one thing led to another, this bank agreed to finance in Île-de-France without regional history, due to the quality of the first financing file carried out”, assures Mathieu , broker at Pretto. Now is the time to reconnect with an old Breton aunt or a distant Burgundian cousin to save money.
