As the real estate market recession and high interest rates continue, the number of real estate properties put up for auction due to failure to repay loan principal and interest on time last year is rapidly increasing.
In particular, last year, many of the houses that were victims of lease fraud were sold at random auctions.
According to the court registration information square on the 28th, the total number of applications for registration of decisions to start random auctions of real estate (land, buildings, complexes, etc.) last year was 105,614, an increase of 61% compared to 2022. It is the first time in 9 years since 2014 (124,253 cases) that the number of applications for registration of decisions to start a voluntary auction exceeded 100,000.
Looking at the number of applications for voluntary auction registration of collective buildings last year by city and province, Gyeonggi-do recorded the largest number with a total of 11,106 cases, up 114.3% from the previous year (5,182 cases). In particular, in the case of Suwon City, where there were a lot of lease frauds, the number of applications for registration of decisions to start random auctions of apartment complexes last year was 990, a 181% increase from the previous year (352 cases), and within Suwon City, the number of applications in Gwonseon-gu was 481, three times the number of the previous year.
Meanwhile, Gyeonggi Province announced that it will provide emergency living expenses of 1 million won starting in March to support victims of lease fraud.
The ‘Emergency Living Expenses Support’ is being implemented by Gyeonggi Province for the first time in the country to prevent victims of rental fraud from falling into a crisis situation, and provides 1 million won per household. A budget of 3 billion won will be invested in this project.
Gyeonggi Province Governor Kim Dong-yeon said, “Emergency living expenses are paid to comfort the anxious feelings and sense of loss of victims of rental damage. We will continue to discuss and develop system improvements and social efforts to prevent further rental damage.” said.
