Bulgarians are throwing crazy money for property in Greece. We usually look for houses or penthouses located near the sea for 100,000-150,000 euros. This was said by the broker Kostadina Dimitrova, working in the neighboring country, to “Monitor“.

A factor contributing to the demand is the pandemic. According to Dimitrova, our people want to have their own place on the White Sea, where they can rest, instead of looking for expensive hotels and being surrounded by more people.

A report in several online real estate agencies showed that there are real properties for less than 100,000 euros, in the center of Athens.
One of them is for an apartment for 90,000 euros, or 1,385 euros per square meter. The total area is 65 square meters, including living room, kitchen, bathroom and small balcony.

Another offer, again for the center of the capital, is for 95,000 euros for an apartment with an area of ​​66 square meters. So is a two-bedroom apartment 80 meters from the sea in Halkidiki.

Of course, there are much more expensive proposals in the range of 270 000-360 000, but they are significantly more spacious – over 100 square meters, respectively, with more bedrooms, larger balconies. In Thassos you can find offers for whole houses for 320,000 – 440,000 euros.

For more luxurious properties, Bulgarians give an average of 500,000 – 600,000 euros. Most often, Bulgarians with a lot of money are looking for two-storey houses with a yard of up to 4 decares, which are by the sea, said broker Nikola Stoyanov.

According to him, only for the last year there is a 10-15% growth in real estate transactions in Greece, with the Halkidiki peninsula being preferred.

For apartments we tend to give an average of 50,000 euros, as long as they are again close to the shore, about 200-300 meters, it became clear from the words of Dimitrova.

It is interesting that neither the view nor the location of the properties win over Bulgarians as buyers. According to Nevena Stoyanova, also a broker from a Bulgarian luxury real estate agency, there are almost no vacancies on the beach overlooking the sea.

“The beach has quotas and limited plots. At the moment, in many areas they are almost exhausted and there is no production to be traded, “said Stoyanova.

According to her, the cheapest apartment on the first line costs about 1000 euros / sq.m. m.

So we can buy a 55 square meter apartment in the resort of Nea Pokea, on the Kassandra arm, for 50,000 euros.

Demand for holiday properties in Greece has always been high, which stimulates investment in their construction. There, however, the rules for construction along the coast and control over the implementation of projects are very strict.
