On the Technopole du Futuroscope, “to have more long-term tenants”

The Habitat de la Vienne park is mainly occupied by students at the Technopole du Futuroscope. To reduce rental turnover and the management costs of its local branch, director Pascal Aveline wishes to promote its offer to young workers.

What is the presence of Habitat de la Vienne in the Technopole du Futuroscope?
“We have three residences, comprising 287 apartments from T1 to T4, for a total of 342 tenants. We also own 184 student accommodations which are managed by the Crous. On site, we have an antenna made up of three people, which is responsible for ensuring the relationship with all the client-tenants. »

What are the profiles of your tenants?
“The vast majority of them are students from Ensma and the University of Poitiers. We also have employees from call centres, from Futuroscope… But we would like to have more of them. Our challenge now is to have more long-term tenants. »

For what reasons ?
“At the end of the month, we will have 40 accommodations that will suddenly become available, due to the end of the student cycle. This represents higher management costs (multiplication of inventory reports, etc.) and weighs heavily on the operation of the antenna on site. This is a charge that our other agencies do not have. Also, this means that there will be no one in these accommodations from April to September. However, on T1 or T2, we can hope to meet the needs of young workers who work at the Technopole in the long term. »

How do you plan to increase the share of assets among your tenants?
“As we did with Center Parcs, in Loudunais, we could present our rental offer to companies and institutions in the Technopole, at an event, so that they inform their employees. In France, it is estimated that 66% of households are eligible for social housing and some in the area are fully eligible. We need to make ourselves a little better known, for example by contacting the consular chambers and by communicating more on social networks. »

Is the service offer at the Technopole attractive enough?
“It is a booming sector. Ensma will expand, Esigelec will move in… This will mean between 200 and 300 additional students on site. We are currently considering the creation of a student residence, there is still a little land. The SEM patrimoniale is also carrying out numerous projects, such as the artificial wave (see page 21), which will attract even more activity and bring life to the area. Before, it was difficult to project yourself there, but today there is a bakery, local shops that are developing… And commercial wastelands that can perhaps be reconverted. It is a place which, of course, still lacks a bit of life and the question of public transport, even if it has improved a little, is not yet sufficiently developed there. But there are possibilities. »
