Rue des Marchandises, Allure is inspired by New York art-deco for an intimate, environmentally responsible residence, related to its carbon footprint. Three buildings managed by Cogedim and Nantes Métropole Habitat are spread over 4,995 m² SDP in a calm and progressive series of separated volumes that break all linearity and offer an ensemble that is both iconic and urban.
On the park side, the project is inspired by the extreme view created by large buildings in front of Central Park in New York, with a facade drawn by two buildings: a small wooden block and a stepped “totem” with slim silhouette. Here, within the island, the gaps gradually hit from the big river and the island area to more domestic ones of the housing.

Building A, managed by Cogedim, includes 29 apartments from T2 to T5 duplex, with balcony or terrace, spread over ten floors. On the ground floor there are two shops, an activity room and a private bike room; while the first two levels are reserved for shared accommodation. Buildings B and C, owned by Nantes Métropole Habitat, each have two and four floors.
The three buildings are clustered around a landscaped garden. Concerned about its carbon footprint, the Allure residence has low energy consumption, 56 photovoltaic panels located on the roof terrace of building A, for a total surface area of 102 m2, used for general self-use on a neighborhood scale.* In addition, all the environmental resolutions implemented in this project – such as the integration of biosourced insulation, wood frame walls, wood carpentry for buildings B and C – allow a 20% reduction in gas emissions greenhouse.
A lot of work has been done on the brightness of the accommodation. All apartments benefit from generous outdoor spaces of 15 m2 on average – balconies, terraces or loggias – and a ceiling height of at least 2.70 m. Innovative service: shutters allow natural air renewal in the apartment.
