For the first time since 2015, office vacancy in the Netherlands has increased. Employers choose to have smaller offices, because some of the staff work from home and come to the office less often.
Shortly after the corona crisis, large employers already said that they planned to give up office space. Companies could not immediately adjust this. Many employers were left with long-term contracts for their rental spaces.
According to real estate advisor Colliers, more empty offices will be added in the coming years. Companies are opting for smaller offices with more spaces for colleagues to discuss and catch up. “And there is a lot of demand for sustainable offices and offices near stations and metro,” says Madeline Buijs, chief economist at Colliers.
800 football fields
Figures from the consultant show that the number of empty square meters increased by 6 percent in the last quarter of 2023. In total, almost 4 million square meters of offices are empty, roughly the size of 800 football fields.
In 2015, double the amount of office space was vacant. Many outdated offices have since been demolished or renovated.
About a quarter of all empty offices have been vacant for more than three years.
