The “i Live Group” is building an office building with an above-ground parking deck at the Offenbach harbor and almost 200 micro-apartments with “Brazilian flair” next door.
Fully furnished apartments that can be rented at short notice are very popular in the real estate industry – no wonder, since these small apartments can achieve high prices per square meter. Several buildings full of micro-apartments are currently under construction in Offenbach. As was announced this week, another new building will be added in the harbor district, directly on the banks of the Main, by 2023: The Aaalen-based “i Live Group” is planning a seven-story building with 197 “serviced apartments” there. Right next to it, the company is building a new office building with six floors and a staggered floor. Construction of both buildings should start in spring 2021.
The apartment house, which is being built next to the striking red ABG block of flats, will be called “Rioca Offenbach Posto 9”. The apartments are 28 to 48 square meters in size and fully furnished, for example breakfast can be booked on request – regardless of whether you rent a few nights or several months. According to “i Live”, the design of the “Community Area” is reminiscent of Brazil. A fitness studio and a commercial unit are also planned in the building.
However, the top three floors of the neighboring office building do not have cafés or apartments in a prime location on the Main, but a parking garage with 103 parking spaces. Four office floors with an area of around 3800 square meters are planned. Tenants for the office space are currently still being sought. The “i Live Group” has operated the “Main Atrium” at Offenbach Harbor since 2017, an apartment house with 205 apartments.
With the two new buildings on the Main, the development of the Offenbach harbor district is growing a little further towards Frankfurt. At the tip of the harbor peninsula, where a well-known beach bar was located years ago, excavators have also been available for a few weeks: the city is creating a “dune park” at this special location. According to the Offenbach project development company, the design of the green space will be implemented in two construction phases: the first construction phase is currently running until the end of October, in which the first plantings and paths will be created – the rest will come when the high-rise buildings next door are completed in a few years.
