Offenbach: Land prices are rising rapidly Rhine-Main

The space in Offenbach’s construction areas is now up to 60 percent more expensive than it was two years ago. That and more can be seen on the city’s new land benchmark.

Land prices in Offenbach continue to rise. In the new construction areas Bürgel-Ost and Bieber-Nord and for areas for apartment buildings in the city area, the square meter prices have even increased by up to 60 percent in the past two years. This can be seen in the new land guide value map published by the Offenbach expert committee for property values.

The new average values ​​were determined on the basis of purchase contracts for undeveloped land or demolition objects in the urban area from 2018 and 2019. The values ​​in the new development areas on the outskirts, where residential space for several thousand people is currently being built, have risen extremely: the square meter prices for land in Building area Bürgel-Ost, on which one- or two-family houses are to be built, rose from 360 euros in 2018 to 575 euros now. In Bieber-Nord, prices in this segment rose from 420 to 600 euros. In the case of land on which multi-family houses are being built in Bieber-Nord, prices rose from 580 to 750 euros.

This development also has an impact on the purchase prices for houses and apartments in Offenbach. The Neu-Isenburg real estate company Greiner-Immobilien offers terraced houses in Bieber-Nord for an average of 620,000 euros. And the three-room apartments in the “Kappus-Höfe”, which are being built on the site of the former soap factory Kappus in the city center, are offered by the Herrmann-Immobilien company in Bruchköbel for prices between 420,000 and 540,000 euros. Seen across the city, the square meter of building land for multi-storey apartment building has become a whopping 50 percent more expensive in two years, according to the expert committee.

For the first time in a long time, the prices for commercial building space in Offenbach have also risen in the past two years – by ten percent. The city attaches particular importance to this development because one wants to develop a flourishing office location at the Kaiserlei. However, the prices for building land around the Offenbach pedestrian zone have not risen – the benchmarks there have remained unchanged compared to 2018.

Demand slumped

But it is foreseeable that the real estate industry will not leave the Corona crisis behind without damage. Stefan Greiner from the real estate company of the same name reports that the demand for new houses in Bieber-Nord has plummeted in the past few weeks. “Previously we had ten inquiries a week, now there are two.” This is also due to the fact that the banks have become noticeably more reluctant to finance housing and have refused more credit requests than before Corona. In order to continue to sell, Greiner says that one has to work more “eagerly” now. It remains to be seen whether this development will make living space in Offenbach cheaper again.
