After two years of health crisishave expectations changed on the real estate market ? According to the website Best Agentsthe time when Paris and the ten largest French agglomerations played the role of locomotive seems well and truly over.
In search of a better quality of life
Now these are the rural areas which are experiencing the largest price increases. In two years, they have climbed from +11,9%. This renewed attractiveness affects more specifically peri-urban areas (+13.1% in 2 years) than the more isolated municipalities (9.5%).
The need for greenery and space claimed by property candidates has materialized in two years by house prices rising almost twice as fast (+12.7%) compared to that of apartments (+7.2%). At the national level, prices have increased by an average of +10.3% over the last 24 months.
A sharp slowdown in Toulouse
On Occitaniethe real estate market was driven – before the health crisis – by Toulouse and Montpellier. “The Pink City was experiencing annual price growth of more than 9%”, recalls Barbara Castillo Ricohead of economic studies at Best Agentscontacted by News Occitania. “Montpellier came in second place with price growth of 6%. We see today a sharp slowdown activity in these two large cities. Toulouse and Montpellier have seen their rate of growth halved since the crisis. Like Paris and of LyonToulouse was yet one of the cities where prices increased the most in France.
Furthermore, the sales deadlines lengthen. “In Toulouse, we needed less than two months to sell our property,” says Barbara Castillo Rico. “Today, it takes almost two additional weeks.”
Nimes and Perpignan
Regarding Nîmes and Perpignan, real estate remains relatively stable. “The market was already not very dynamic before the crisis for these two cities”, specifies Barbara Castillo Rico. “When we look at indicators other than those of prices, we see, for example, that the real estate tension is substantially similar between March 2020 and March 2022. Before the confinement, there were 10% more buyers compared to the number of vendors in Nîmes. It’s pretty much the same today.”
Cities are doing well
In this quest for a better quality of life, several towns in Occitania are nonetheless doing well. This is the case of Béziers. Before the health crisis, the real estate market was moribund. “Prices fell by 2% before the crisis,” recalls Barbara Castillo Rico, for Best Agents. “Béziers is now in the lead in terms of price increases, with +7,7 % In two years. There has been a real acceleration.”
Montauban experiences a similar dynamic. “Sales times have decreased enormously between the start of the health crisis and today”, underlines Barbara Castillo Rico. “In March 2020, it took 73 days to sell a property compared to 59 days today. This is proof that this market, near Toulouse, is dynamic”.
Second homes are popular
Head of Economic Studies at Best Agents evokes another interesting phenomenon in the Occitanie region. ” In the Hautes-Pyrenees, there was price stability before the crisis. For two years, the department has experienced a price increase of almost +13% since March 2020. This market is probably driven by second homes in the mountains, like the Atlantic coast for the proximity to the sea”.
