Is it a smart move by Caesar Real Estate? A new administration for the houses on Nachrodter Feld has contacted Stadtwerke Iserlohn and asked for a list of all open items. So the drama for the tenants is entering a new round. For them, lawyer Armin Speckmann is the rock in the surf.
Nachrodt-Wiblingwerde – It is Spree Management GmbH. “You want to pay,” says Peter Grabowsky, head of sales at Stadtwerke. According to the supplier, the owner of the apartments, Caesar JV Immobilienbesitz GmbH, had not paid the additional costs for months, so that disaster was now threatening: the water in all houses was to be shut off on July 11 (we reported). One man was able to prevent this: Attorney Armin Speckmann. At the moment he is the rock in the surf for the desperate renters. He set up an escrow account, which now receives all payments from the tenants and from which all outstanding bills are paid. Now the new development.
“Further research”
“We are in contact with Mr. Speckmann and support him wherever possible,” says Peter Grabowsky. It doesn’t really matter to the municipal utility who pays the bills, the lawyer from the escrow account or the new administration. Only: Can the tenants also not care? The fact is: all tenants who attended the meeting in the elementary school opted for the escrow account. “There are now 55. Word seems to be getting around and also motivating those who were hesitant until now,” says Armin Speckmann. Through further research, he says, they found Caesar’s managing director. “He’s actually registered. I have an address in an allotment garden in Berlin.” That’s where Armin Speckmann sent mail.
Questions from the editors have so far remained unanswered
“I informed him that all tenants I represent will no longer pay rent to the company, but to an escrow account and that the consumption costs will be borne from there. In addition, I pointed out to him that delaying insolvency was punishable by law.” The fact that an administration has now reported to the Iserlohn municipal utility could be a reaction to this. However, the administration in question is Spree Management GmbH, which, according to the North Data portal, which publishes business information, belongs to Caesar’s network and ultimately also to Adler via Cato Immobilienbesitz. The managing director of Caesar was also managing director at Spree Management until 2021. Questions from the editors there have so far remained unanswered.
“It stinks to high heaven”
Spree Management GmbH has allegedly already announced that it will only be used for a short time and will then probably take over OK Haus- und Immobilienverwaltung GmbH. “The whole thing stinks to high heaven,” says lawyer Armin Speckmann, while the tenants from Nachrodter Feld are apparently happy to have a lawyer by their side. Your many concerns end up in his office.
“construct tilts”
There was water damage in a house and Armin Speckmann organized a plumber. “This is not a permanent solution,” says the lawyer and adds: “There are indications that the construct around Caesar will soon overturn and then an insolvency administrator will come.”
Promised help for tenants
But back to the open utility bills: It would now be possible for the new manager to pay the utility costs while the tenants have already paid into the escrow account. And the tenants then get “bad mail” from the new manager with payment requests. One way or another: the tenants, according to Armin Speckmann’s promise and that of the public utility company, should not be left out in the rain.
