NEW YORK – In New York, thousands of Airbnb rentals could go off the market starting Tuesday following new rules that take effect September 5 that require hosts to obtain a license from the city that verifies that comply with strict occupancy regulations and building codes.
However, some property owners across the city say the Office of Special Control is struggling to catch up with a large number of license applications ahead of the deadline.
This could result in Airbnb losing millions of dollars in revenue in one of its largest markets.
According to the market analysis firm AirDNA, around 7,500 units do not meet the requirements to apply for a license and will probably disappear from the platform.
More than half of these properties are frequently rented and account for approximately 40% of Airbnb’s revenue in New York City.
Tensions between New York and Airbnb have raged for years over rules that prohibit rentals in most apartments for less than 30 days without a tenant present.
It is estimated that only 9,500 of the 23,000 properties listed on Airbnb in New York are legal.
Hosts unite in opposition to new rules
While the city argues that the registration law is necessary to combat illegal rental operations, many hosts have joined Airbnb in opposing the new rules as they rely on additional income to cover housing costs in one of the most expensive real estate markets in the country.
As the city works to process the applications, some New York hosts have been waiting weeks or even months to find out their status.
Those who don’t sign up will face fines and their listings will be blocked on platforms like Airbnb and Vrbo.
To date, the New York Office of Special Control has only approved 257 short-term rental host registrations out of a total of 3,250 applications.
Thousands of hosts have yet to apply. The overwhelming number of applications filed this summer has affected the Special Control Office, which was operating with less than half its planned staff in May.
Airbnb’s future in New York remains uncertain as the city struggles to regulate the platform and hosts eagerly await answers about its status and ability to continue operating.
