A new housing site with a scale of 33,000 will be created in the station area of Pyeongtaek Jije Station in Pyeongtaek, Gyeonggi-do. The land is located near the Pyeongtaek Campus of Samsung Electronics, the world’s largest semiconductor bond production plant.
In the Munsan-eup area of Jinju, right next to Jinju Innovation City in Gyeongsangnam-do, 6,000 housing units will be supplied and transformed into a residential complex behind the space industry cluster.
The Ministry of Land, Infrastructure and Transport announced on the 15th that it will designate 4.53 million square meters of Jije-dong, Sindae-dong, Segyodong, Mogok-dong, and Godeok-myeon in Pyeongtaek, Gyeonggi-do, and 1.4 million square meters in Munsan-eup, Jinju-si, Gyeongnam, as new public housing districts. This is the second new public housing site announcement by the Yoon Seok-yeol government following the new city of ‘Gimpo Han River 2’ (46,000 units) in November last year.
Both new housing sites announced this time are located near high-tech industrial complexes. The government’s plan is to create high-quality housing in the back of the industrial complex so that excellent human resources and companies can gather.
Near the station area of Pyeongtaek Jije Station, there are high-tech semiconductor industrial complexes such as the Godeok General Industrial Complex, where Samsung Electronics’ Pyeongtaek Campus is located, and the youth population is still increasing significantly. It is a ‘semiconductor mega cluster’ area from Pyeongtaek to Hwaseong to Yongin.
33,000 units will be supplied to a new housing site 1.6 times larger than Yeouido. About half of them, 17,000 units, will be filled with ‘New Home’, a public housing unit.
The station area within 600m of the railway station is compressed and densely developed to concentrate residential, job, education, cultural and medical functions. In addition, by creating a convergence cluster that supports the semiconductor industry, it supports R&D and start-up of companies. It is a so-called ‘self-sufficient compact city’ concept.
Kwon Hyuk-jin, head of the Housing and Land Office of the Ministry of Land, Infrastructure and Transport, said, “As a result of our own investigation, the demand for additional housing in the Pyeongtaek Jije Station area is around 40,000 to 50,000.” ”he said.
Pyeongtaek Jije Station is currently served by Suseo Rapid Transit (SRT) and Subway Line 1. From 2025, KTX trains departing from Suwon will also stop here.
The Ministry of Land, Transport and Maritime Affairs announced that it would create conditions for the extension of the GTX-A and GTX-C lines by securing transportation demand following the creation of new housing sites. If the extension of the GTX line is confirmed, all five railway lines will pass through.
In particular, a futuristic complex transfer center will be built around Pyeongtaek Jije Station to connect not only railroad and bus transfers, but also urban air transportation (UAM).
■Jinjumun Mountain, to the hinterland of the aerospace cluster
The new housing site in Jinjumunsan is located within the Gyeongnam space industry cluster (satellite specialization district) and is adjacent to Jinju Innovation City in Gyeongnam. The government plans to create a 6,000-unit (including 3,000 public pre-sale housing)-scale residential complex for people working in space and companies, such as the Korea Aerospace Industries (KAI).
The transportation network will also be expanded to enable access to Jinju Munsan Public Housing District, Jinju Station, and Jinju Express Terminal in 10 minutes. When the Southern Inland Railway opens in 2027, the travel time from Seoul Station to Jinju will be greatly reduced from 3 hours and 30 minutes to 2 hours and 20 minutes.
The Ministry of Land, Infrastructure and Transport plans to complete the designation of new housing sites in the first half of next year after hearing residents’ opinions and consulting with related organizations. It aims to receive district planning approval and pre-subscription for public housing in 2026. To block speculative land transactions, the area near the new housing site is designated as a land transaction permission zone.
