New points system for affordable rental housing for middle incomes

The points system used to determine the rent of a house will be revised. Many more homes need to be included, so that middle-income people can more easily find affordable rental housing. The cabinet accepted a proposal to that effect from Minister de Jonge.

The new system is expected to take effect in a year, on January 1, 2024. It applies only to new leases.

“An affordable rental house is less and less a given for people with middle incomes. Due to the huge scarcity, the highest price is demanded for houses that are not really worth it,” says Minister De Jonge.

According to Minister De Jonge, rents per square meter in the private sector have increased by 25% since 2013. Particularly in cities, renting is therefore no longer feasible for people with average incomes.

“While there is a great shortage of teachers, nurses and police officers. An affordable segment must remain for these people in the current tight market,” says De Jonge.

It assumes that the rent of more than 300,000 homes still in the private sector will drop by an average of €190 after the new system is introduced.

Landlords who still charge too high rents risk a fine from 2024.
